Asphalt is a petroleum based material commonly use in paving driveways and parking lots. When first applied, it is flexible and has an attractive jet black color. As time passes, the weathering effects of sun, rain, and extremes in temperature dry out the tar and bitumen. When this happens, the asphalt turns gray and brittle. Small “spider cracks” develop on the paved surface. If left unrepaired, these cracks can widen and become potholes.

Seal-Coating Services
Latsios Paving has the solution. We can seal your driveway using Rejuvenator Oil-Based Asphalt Coating to protect it from oxidization due to sunlight and salt. This process should be done within one year after paving; otherwise cracks may develop, requiring costly repairs 2 to 3 years afterwards.

Process
We use genuine Rejuvenator Oil-Based Asphalt Coating direct from the manufacturer. If there are already cracks in the asphalt, we can fill them in for you. We then apply the coating undiluted as specified by the manufacturer onto a clean surface.

Results
Your asphalt will look like brand new. When first applied, the finish will have a fresh and glossy look. After about a month of curing, the surface will fade to a rich, velvety finish. Rejuvenator nourishes and preserves asphalt surfaces, filling in and preventing hairline cracks. In addition, the sealant creates a “beading” effect on rainwater, allowing water to run off the surface to water collection systems. Water, ice, and snow will not penetrate cracks and holes and cause damage to the asphalt surface. The coating will last 2 to 3 years, depends on existing condition of your asphalt and will not crack or flake. It will not track if allow to dry properly. We recommend that you stay off the asphalt for 24 hours after sealcoating is completed. Sealer will dry within ½ hour after application.

Maintenance
The asphalt will be much easier to clean after an application of Rejuvenator. If the surface of the asphalt is damaged in any way by machinery or other mishaps, it should be repaired immediately to prevent further deterioration. Sealant should be reapplied every 2 to 3 years for best appearance and maximum protection.
